Professional Land Surveying Services:
Is a survey which determines the property lines of a parcel of land described in a legal description (deed). It typically involves the setting of property pins on the corners of the parcel and re-establishes existing boundary lines. It will also indicate the extent of any easements or encroachments.
Is a survey which includes an elevation element to create a map which graphical depicts changes in elevation. Said plans are used in the design process to properly model the existing conditions, showing hills ditches, slopes, etc.
Can be a combination of boundary and topography surveys. A site plan is typically used for land development and designing proposes Site plans are also used in the permitting process (planning board, DEP, Army Corp.etc).
Is to stake out reference points and markers that will guide the construction of new structures such as roads, buildings, and column lines. These markers are usually staked out according to a suitable coordinate system selected for the project.
A survey conducted at the end of the construction project to verify that the work authorized was completed to the specifications set on plan.
Is a survey to define the rights of one landowner to use part of the land owned by another for access or services. (i.e. Right of Way, Water Easement, Electricity, etc).
Elevation Certificate/Flood Plain Studies
Is a form developed by FEMA (Federal Emergency Management Agency) and used as an official record of the elevation of a building. This certificate is used to purchase or verify the building is not in the flood plan and flood insurance is not needed.
Subdivision are used by real estate developers and home owners who would like to subdivide their property into a development or parcels for sale. We have the experience to work as the project manager through the total Subdivision process.
Mortgage Loan Inspections
Is used to ensure a mortgage lender that all buildings and improvements, right-of-ways, zoning etc. are within the limits of the boundaries. A MLI is not a boundary survey it is a sketch performed by the surveyor for our clients lending institution.
